Pools Heated Year Round and More Terrace Tribune News - Read Me


ANNOUNCEMENTS Community Pools: We heard your requests and our community pools will now be heated year-round! Woo hoo!

Board Election Update: Our recent Homeowners Association Board election results have not produced a quorum of 50% of owners casting votes. As outlined in our Association By-laws, the election has been extended until October 26, 2017. If you need a replacement ballot, please contact Accell Property Management and one will be mailed to you or you can stop by Accell’s office (23046 Avenida de la Carlota, Suite 700 Laguna Hills) and pick up a ballot any weekday, 9am-5pm. All ballots must be mailed to or dropped off at Accell Property Management. CURRENT PROJECTS Community Fencing: Repainting the wrought iron fences along the Community perimeter will be painted black with work beginning next week. Pool Maintenance Back On: A new company has been selected to maintain our pools and will begin next week. Our apologies for the lapse in pool care which was due to the previous vendor quitting and the time it has taken to find a replacement. 300-400 San Nicholas Road Repairs: The repairs are complete and the road is fully functional. FHA Certification Complete: The Terrace at Canyon Hills is once again eligible for FHA backed loans. This includes forward and reverse mortgages. Community Siding Project: Community-wide siding replacement continues. The most damaged siding is being done first and has begun in the 100 Santa Rosa Court circle and will proceed numerically. LANDSCAPING Courtyard Improvements: The community-wide front courtyard improvement effort continues with the current focus on the 500 San Nicholas Court circle.

Common Area Improvements: Landscape improvement is in progress behind units 615-619 San Nicholas Court to create a rain garden / bioswale that will manage water run-off and drainage. To learn more go to: Rain Garden Bioswale.
